Appraiser Licensing

Appraiser licensing requirements vary from state to state and each state scrutinizes its appraisers to various degrees. Maine is a strict state in terms of compliance expectations, considering much of the data that needs confirmation or verification is not centralized by county and must be done "hands on" by the appraiser at the various town offices or through direct contact with listing agents, selling agents or, when available, other appraisers. Further, the state's pre-licensing requirements for appraisers to become certified are among the most rigorous as the Maine Appraisal Board requests licensed appraisers file a certain number of complex appraisals with the Maine Appraisal Board for review prior to being allowed to sit for the exam.

As recent federal regulations now mandate at a minimum that a Certified Residential Appraiser be utilized to complete FHA appraisals and since the state of Maine requires a Certified Residential Appraiser complete complex assignments, the momentum in the industry toward using certified appraisers is evidenced by the market recognizing that experience comes along with obtaining a Certified Residential license. We bring that experience to you.

You should always be sure your appraisal service provider is licensed and in good standing. The Appraisal Subcommittee (ASC) of the Federal Financial Institutions Examination Council (FFIEC) maintains a national database of appraisers and their license/certification status.  It is available publicly at this link.

Among other things, this database, which relies on reports from each state appraisal board, will tell you if a service provider you are considering has had his or her license suspended, revoked, or whether the license has lapsed.
